IMMO-ENCHERE

How does it work ?

It’s really easy.

IMMO-ENCHERE puts in connection the private sale and the auction sale by using the latest computing technologies.

IMMO-ENCHERE meets the growing need of a larger market and presents all the guarantees as far as speed, transparency and fair price is concerned.

DEMOCRATIC – RIGHT – TRANSPARENT

What are the changes for the seller and the buyer ?

Almost none !

We distinguish :

THE INFORMATION PANEL

  • The SELLER has to appeal first (as usually) a real estate expert member of the Belgian IPI/BIV. (Profesional Real Estate agents Institute) and then make an appointment with him in order to prepare the specification sheet for the property he wishes to put on sale.
    The sheet will include the description, the visiting hours, the desired price and all other informations that could interest potential buyers.
    It will also mention the desired date for the online auction sale.
  • THE BUYER has two ways to verify the real estate market price and the value of the property :

 

How?

By Internet :

At first, the buyer has to register in order to have access to all estimation sheets established by the independant experts.

The expert can also give more information in writing or by pictures such as photos, videos …

By a visit of the property

Every property is placed on immo-enchere for a period of two months. During this period the expert will organize at least two visits of the property put on sale.

The prices ?

The auction will last at least two months.
As soon as the property is put on the website, the auction can begin.

We distinguish three prices :

a. THE START PRICE

The start price is determined on basis of the estimated price in the specification sheet with a margin to be agreed with the seller.

Generally, the start price is around 75-80% of the estimated value.

b. THE RESERVE PRICE

is the price the seller is ready to cede his property. This one will never be higher than the estimated price but it can be lower.
This price appears on the screen once it is reached and announces the beginning of the auction.

c. THE SALE PRICE

is the highest bidding price AND accepted by the seller.
In the case the sale failed, the second highest bid will be considered as the final offer.


The auction will conclude in a final round that will last one hour.

The date and hour of the final round will be determined by the seller and agreed with the expert.
The auctions will always be based according to date and hour of our server
Generally, the final auctions sale will take place one evening during the week between 7 and 10 pm.

The round will turn as follows :

1st round :
30 min.
       
Break :
10 min.
 
Total
: 40 min.
2nd round :
10 min.
      50 min.
Break :
5 min.
      55 min.
3d round :
5 min.
      60 min.

In the case of a new bidding the three last minutes, the sale will be extended 3 more minutes and so on, until the last best bid.
